Tree Inventory Services
Systematic tree inventory and condition assessments for multi-tree properties. Detailed records for budgeting, maintenance planning, and compliance.
A tree inventory is a systematic survey of every tree on a property or site. Each tree is recorded by species, diameter, height, condition, and location. The result is a database and report that supports maintenance planning, permit applications, budgeting, and due diligence.
What a Tree Inventory Includes
Species Identification
Every tree is identified to species level, recorded with its common and scientific name. Species composition informs maintenance strategy and helps identify any regulatory significance under local bylaws.
Size Measurements
Diameter at breast height (DBH), estimated height, and crown spread are recorded for each tree. These measurements determine permit threshold eligibility and feed into long-term growth tracking.
Condition Rating
Each tree receives an overall condition rating and a note of any structural defects, pest activity, crown dieback, or root zone concerns observed during the survey.
Location Data
Trees are located by GPS coordinates and can be plotted on a site map. For larger properties, GIS-compatible data files are available for integration with property management software.
Maintenance Priorities
Each tree is assigned a maintenance priority (routine, soon, or urgent) with specific recommended actions and an estimated timeline, giving you a practical work plan for the season ahead.

Every tree on your property recorded, rated, and mapped
Scope & Quote
Same-day response
Tell us about the property: rough number of trees, site size, and what you need the inventory for. We will confirm scope and provide a quote before any work begins.
Field Survey
Every tree logged and GPS-located
Our ISA Certified Arborist walks the entire site, assessing and recording every tree. GPS locations are captured. Survey time depends on the number of trees and site access.
Report & Data Delivered
PDF report, spreadsheet, site map
You receive a signed PDF report, a spreadsheet with the full data set, and a site map. We can tailor the format to your property management system or permit requirements. Delivery timing depends on property size; expedited turnaround is available for time-sensitive permit applications and is confirmed at the quoting stage.
Who Needs a Tree Inventory
Systematic documentation for anyone managing more than a handful of trees
Property Managers & Condo Boards
Budget accurately for annual tree maintenance, identify trees requiring urgent attention, and maintain documentation for liability purposes. An inventory replaces guesswork with a clear work plan.
Developers & Due Diligence
Know exactly what trees are on a site before acquisition or development. An inventory identifies permit-protected trees, informs site design, and supports permit applications.
Commercial Property Owners
Office parks, retail plazas, and industrial sites with landscaped grounds benefit from a systematic record of all trees, supporting capital planning and regulatory compliance.
Municipalities & Parks
Detailed records of tree stock in parks, along streets, and in public spaces. Supports urban forest management, bylaw enforcement, and long-term canopy planning.
When you probably don't need one
- A residential lot with a small number of trees. A single arborist report or permit letter handles that scope faster and at lower cost.
- Your concern is one specific hazardous tree. A tree risk assessment addresses that directly; surveying the entire property adds scope without the clarity you need.
- You have an inventory completed within the past 3-5 years and nothing substantial has changed: no major construction, storm damage, or large-scale removals.
What it costs
No flat rate applies to tree inventories because scope varies too much by site. The main cost drivers:
- Tree count and site area. More trees and larger sites mean more time on the ground and more data to process.
- Site access and terrain. Dense vegetation, multiple disconnected parcels, or difficult terrain add field time.
- Data format requirements. A custom GIS export or integration with property management software takes more preparation than a standard PDF and spreadsheet.
- Permit context. Inventories feeding a development permit application require cross-referencing with municipal bylaw thresholds and additional documentation.

What skipping it risks
- Bylaw-protected trees discovered mid-construction trigger stop-work orders and fines. An inventory identifies them before ground is broken.
- Liability from a failing tree is harder to defend without a documented condition record. The question shifts from whether the tree was assessed to why it was not.
- Budget surprises: urgent maintenance needs discovered mid-season rather than planned and costed at the start of the year.
- Permit applications rejected or delayed because the supporting tree data is incomplete or not formatted to the municipality's requirements.

Tree Inventory FAQ
Common questions about tree inventories for managed properties
What is included in a tree inventory?
Each tree is recorded by species, diameter at breast height (DBH), estimated height, crown spread, overall condition rating, structural defects noted, maintenance needs, and GPS location. Depending on your requirements, we can also include a tree tag number, recommended maintenance priority (routine, soon, urgent), and an estimated timeline for required work. The final deliverable is a report with a summary table and, optionally, a site map or GIS data export.
Who needs a tree inventory?
Tree inventories are most commonly requested by property managers and condo boards who need to plan and budget annual tree maintenance, developers conducting due diligence before acquiring or developing a site, municipalities managing parks or public trees, commercial property owners preparing for large-scale maintenance or capital planning, and HOAs with shared green space responsibilities. If you manage more than a handful of trees, an inventory gives you a clear picture of what you have and what it needs.
How is a tree inventory priced?
Cost is driven by the number of trees being surveyed and the total site area. Site accessibility and terrain affect how long the field survey takes. Data format requirements add time when your property management system needs a custom export or GIS-compatible file. Inventories supporting a development permit application require additional documentation and cross-referencing with municipal bylaw thresholds. We provide a firm quote before any work begins. Turnaround timing and any expedited options are confirmed at the same stage.
How does a tree inventory differ from a tree risk assessment?
A tree inventory is primarily a survey and documentation exercise. It records what trees exist on a property and their general condition. A tree risk assessment focuses specifically on quantifying the probability and consequence of tree failure for individual trees that present a potential hazard. These services are complementary: an inventory will often flag trees that warrant a formal risk assessment, and the two are sometimes done together when a property has both a documentation need and specific hazard concerns.
How is the inventory data delivered?
The standard deliverable is a written report with a summary table listing each tree. We can also provide the data as a spreadsheet (Excel or CSV) for import into your maintenance management system, a site plan with tree locations plotted, or a GIS-compatible data file if you have mapping software in place. If you need a specific format for your system, let us know before the survey and we will accommodate it.
How often should a tree inventory be updated?
For most managed properties, updating the inventory every 3–5 years captures meaningful changes in tree condition without excessive cost. Properties with rapid construction activity, recent storm damage, or a large number of mature trees may benefit from more frequent updates. A good practice is to update the inventory after any significant event (storm, major construction, or large-scale tree work) and then return to a regular cycle. We can also add individual tree assessments to an existing inventory on an as-needed basis between full surveys.
