A pool permit application changes when a protected tree sits inside, or near, the dig. The municipality reviews potential root and canopy impacts and may ask for arborist documentation before construction.
Toronto
Pools are not as-of-right where a private tree of 30 cm DBH or larger has a Tree Protection Zone. If excavation, access, or equipment reaches that zone, a permit is required. Ravine lots get a dual review: City RNFP staff and the Toronto and Region Conservation Authority assess the project in parallel.
Vaughan
The tree bylaw names pool installation directly as a trigger under its Construction and Infill permit category. Vaughan's protection threshold is 20 cm base diameter, lower than Toronto's, so more trees on a typical lot fall inside it.
Markham
A Pool Enclosure application may require a Tree Assessment and Preservation Plan or declaration from a Qualified Tree Expert. When one is required, it must follow Markham's current TAPP requirements.
Mississauga
The protection threshold is 15 cm, the lowest of the cities we cover regularly. The city's tree permit form lists Pool Permit as one of the related file types an applicant can select.
Newmarket
If a tree does need to come out to make room for the pool, Newmarket's cash-in-lieu schedule sets replacement value at 100 percent of the tree's value for removals tied to a building or pool permit. That is a higher rate than the town's standard non-construction removal fee. Check it before the pool layout is locked in.

How It Works
From site visit to permit-ready report
Site Visit & Tree Assessment
Within 1 business day of go-ahead
An ISA Certified Arborist visits the site to measure protection zones around every tree near the proposed pool footprint, access route, and staging area.
Report Preparation
Within 2 business days of go-ahead
We prepare the requested arborist report or tree protection plan to your municipality's current format, including Markham's TAPP requirements when they apply.
Permit Support
Through approval
We support your pool permit application and provide arborist monitoring during construction if your municipality requires it.
Want to screen a lot before you quote? Run it through our pre-quote tree screening checklist.
Built for how builders pay.
No deposit, no chasing an invoice before we start. Standard business terms for pool building and contracting firms.
No deposit
Work is scheduled on your say-so. No upfront payment to get a site visit booked, whether it's your first project with us or your fiftieth this season.
Delivered, then invoiced
You get the completed report first. The invoice follows once it's in your inbox.
Net-30 terms
Standard 30-day payment terms for pool building and contracting firms.
One arborist, one contact
The same ISA Certified Arborist across every pool you build this season, and a direct line instead of a call center.
What you send us, what you get back, and when.
A site visit is what generates the tree inventory and protection zone measurements. A survey or site plan speeds up scoping, but neither is a prerequisite for booking.
Pool Tree Feasibility Check
$199, delivered in 48 hours, desktop only
What you send
The property address, and a site plan or aerial-visible lot boundary if you have one. It speeds up the canopy read, but isn't required.
What you get
Which trees on the lot are likely to trigger a permit review under the local bylaw, before a design deposit is signed. Credited in full toward a full report if the project needs one.
Full Arborist Report
From $550. On site within 1 business day, report within 2, or it's free.
What you send
The address and any site plan or sketch you have. If the pool footprint or equipment route is already staked or drawn, that helps the arborist scope the visit, but it isn't a prerequisite for booking it.
What you get
A full tree inventory around the pool footprint, protection zone calculations for your municipality, a tree protection plan matched to your permit drawings, and an excavation impact assessment, formatted for your city's current application (Markham TAPP included where it applies).
We work alongside the permit package you're already assembling.
If a draftsperson or permit expediter is already handling your pool permit application, we cover the arborist report line item and leave the rest of the package alone. Send us the address directly, or have your expediter loop us in. Either way the report lands in the same 2-day window and gets formatted to match the rest of your permit package.
Builder Account FAQ
Account terms and process questions from pool builders and contractors.
We already have a permit expediter. Do we still need to contact you directly?
Either way works. Send us the address yourself, or have your expediter or draftsperson loop us in. The report timeline and format stay the same.
Do you offer account terms for builders doing multiple pool projects a season?
Yes. No-deposit, delivered-then-invoiced, net-30 terms are standard for pool building and contracting firms. The same returning-account terms on our developers page apply to pool builds.
What if we don't have a survey or site plan yet?
A site visit is what generates the tree inventory and protection zone measurements. A survey or site plan speeds up scoping, but it has never been a requirement to book the visit.
Questions about bylaws and city thresholds? See the full Pool Permit Arborist Report FAQ.
Send us the next address.
We book the visit, write the report, and invoice after delivery.
